DOCUMENTATION

We feature in-house accounting that works directly with our property managers in the same office, working side by side. Having everyone in-house provides our clients with a responsive, flexible and hands-on team that can react quickly to any unique accounting or financial needs. This avoids the disconnect that happens with remote, sometimes out-of-state centralized accounting.
Accounting and property managers work together, as a team, on budgets, monthly financial reports; billing statements, invoice coding and monthly & year-end closing.

We believe that most important function of management and the Board of Directors is to create a long-term stable environment for the Member owners of the Association. Serving as community ambassadors for the Association begins with timely response to and completion of Board requests through establishing the financial goals and parameters of the project to accurately control operating expenses.
 
We diligently work with the Board to achieve an approved annual operating budget with an acute focus on reducing dues. We also actively maintain all Association records.

We can review all Real Estate documentation to create:

- Association CC&R & By Laws amendments
- Development proformas
- General Real Estate contracts
While Worth Property Management does not take new listings, we do negotiate and document renewals.

LITIGATION & GOVERNMENT

For extra hours required in hearings, court appearances, research, attorney conferences, site visits or other proceedings as a result of litigation or government action.
We offer full cycle accounting including:
sending out courtesy statements, electronically deposit checks, delinquency collection and managing all financial transactions in-house. Our accounts payable department verifies all invoices received, ensuring they align with approved annual budgets. We also bid vendors aggressively to insure the best value.

Monthly reports are provided with property analysis, budget comparison and complete financial statements.
Substantive and frequent Owner/Manager communication is the goal.
Due to our local San Diego presence and multiple projects in the North San Diego County area, we have very good vendor relationships and receive strong bids from multiple vendors. Our detailed scope of work and analysis ensures an “apples to apples” comparison with no surprises.
 
With new properties, we retain the professional vendors for cost-effective maintenance and property services. After close monitoring and developing relationships, all vendor work is evaluated for potential modification, consolidation and performance. Annual contracts are reviewed and re-bid to ensure maximum cost savings.

INSURANCE LOSSES

For any claim processing, consultation with adjustors or supervision of damage repair in excess of two hours for any one incident.  (This charge will ordinarily be added to the total claim submitted to the insurance carrier.)

Our management fee is all inclusive except special projects pre-approved by the Owner or the Board and pricing is discussed in advance.
